What affects the Sphere of Influence, of a Shopping Center, Mall, or a District?

I'm doing an Extended Essay on Geography, Sphere of Influence.


I'm trying to create a questionnaire according to the things that might affect the Sphere of Influence of a shopping center.





if possible, please list the possible factors that affects the sphere of influence, of a shopping center, as detailed as possible.

What affects the Sphere of Influence, of a Shopping Center, Mall, or a District?
The type of services in the shopping centre - i.e. shops selling high order goods or low order goods (or how the ratio between the two is divided). People will travel further to come to the shopping centre if it's got lots of shops selling high order goods.





Competition in surrounding areas. If there is another shopping relatively nearby then obviously the sphere of influence will be less as some people will travel to that shopping centre because it'll be closer for them.





Accessiblity of the shopping centre. More accessible will mean that more people will be able to get there from further away. This also includes what bus/train/etc services there are that lead to the shopping centre.





How well advertised it is. Advertisements increase sphere of influence, especially if they are placed a distance from the shopping centre.





How large the shopping centre is. If it is small, people won't travel very far to it as it is presumably not worth it.





Can't believe I actually spend time trying to help people out on here who I don't even know! Haha that's summer holiday boredom for youu. They're all the possible factors I can think of although there's probably a whole lot more I'll think of once I submit this.
